This beautifully constructed commercial property will provide new homes for residents of the Quail Park Memory Care Facility in West Seattle. Trusted Pacific-Northwest contractor, LCG Pence partnered with siding specialists, Exterior Crew to provide project-based, services, including a “pre-wrap” of the entire building (30,000+ sq ft.) with WeatherSmart Commercial resistant barrier, installation of 205 VPI windows, plus all additional custom cornice, accent panel and trim work.

Overlap barrier seams

To provide maximum moisture protection, WeatherSmart recommends a minimum seam overlap of 6” vertically, while suggesting a 3” overlap horizontally.

With proper spacing and overlapping of barrier fastened into place, WeatherSmart tape is installed to seal and strengthen all seams.

Secure with stainless steel fasteners

For added longevity and a superior siding installation experience, Exterior Crew uses premium stainless steel fasteners on all projects.

Installation per WeatherSmart specifications

Expertly trained project teams, ensure weather resistant barriers are securely fastened, both neatly and tightly, per the WeatherSmart Installation Guide.

Window openings require seal flashing

Windows require special attention to help keep the moisture out, including installation of a seal flashing at the bottom ledge.

Prepare barrier for window installation

The WeatherSmart moisture resistant barrier must be cut back and readied for all appropriate flashing prior to actual window installation.

Special flashing for window installation

For added durability, work crews install adhering corner flashings with metal pan at the bottom of every window opening.

Liquid flashing seals and protects

Based on specifications provided by each individual project’s water consultant, the added protection of liquid flashing may also be applied.

Helping ensure the sill stays completely dry, our project crew installs 6” Fortiflash adhering tape over the initial moisture barrier.

Liquid protects window opening

With Fortiflash sealing the bottom sill area, liquid flashing is applied around the entire opening, creating an additional moisture barrier.

To increase durability and moisture protection around windows, our crew expertly wraps and seals the opening with Fortiflash adhering tape.

Maximum effectiveness requires proper installation, by placing the Fortiflash adhering tape underneath the weather resistant barrier at top of window.
